Program
I) Minimum 15% downpayment.
II) 15% over one year, 12 notes payable with the promoter without interest.
III) The balloon payment (balance): i.e. 70% of the Apartment price:
a) Either paid cash by the client.
b) Or the client will have to take Byblos bank credit program ("Bayti")* which
has the following details:
b.1) After the signature of the apartment's purchase contract, the client will have to
fill a special application with the bank who should accept or refuse the client within 1
week.
b.2) Possibility of credit from 7 to 15 years according to the client's needs.
b.3) The interest rate will be: Libor plus 5.5 points (Today's Value = 11.5%), readjusted
at the end of each year according to the current Libor.
b.4) If the client likes to pay in advance some notes payable, it should constitute at
least 25% of the remaining balance.
b.5) The amount of the monthly installment should constitute at most 30% of the client's
monthly income.
* Credit programs are not applicable for non-Lebanese Citizens: in their case
the following applies:
- 20% Down payment of the apartment value, upon signature of the contract.
- Notes payable for 80% of the apartment value scheduled for 24 months with no interest.
* Credit programs from other banks are accepted.
N.B.: In the table here below, you can make your own assessment of the monthly
installments with the promoter, for 12 month, and with the bank for the period you choose.
Just fill these two items and you will have all the scheduled payments in the table
hereunder.
